In my part of town
square footage is a big misleading problem. We have new and old homes listed
with square footage that are being advertised as “per owner” this removes the liability
from listing agent
and these homes have sometimes 400 square foot more than what public records
has it listed for and realtors try to justify the price of a home by upping the square foot of a home because a home
looks better at $109/per sq.ft. than a home at $126/per sq.ft. every time a
home gets listed we like to print out public record documentation and the
Realtor new listing and 99% of the time there is a big discrepancy on the
square footage. The clue to look out for on a listing is “PER OWNER” this would be a RED FLAG when looking at square footage.
